Corporate leasing for existing owners

NorthSTR leases suitable properties directly from owners. Our core owner offer is a three-year corporate lease with agreed monthly rent, permitted use and responsibilities set out for your property. NorthSTR handles the agreed guest operations.

Qualified investor purchase and corporate lease

If you buy a property NorthSTR has identified as ideal, with Dennis Williams as your real-estate agent for the purchase, NorthSTR will sign a 3–5-year lease.

Selective co-hosting

Selective co-hosting is available case by case. It is a separate service arrangement, not the corporate-lease rent offer. Rental income depends on performance; services, fees, costs and responsibilities are agreed separately.

Both investor purchase conditions apply

• You buy a property NorthSTR has identified as ideal for its operation.
• Dennis Williams acts as your real-estate agent for the purchase.

Dennis Williams is a licensed Ontario real-estate agent who helps prospective investors find properties suited to NorthSTR's model. Dennis's NorthSTR profile. Property suitability and proposed lease terms should be discussed before purchase. A purchase through Dennis alone does not qualify every property.

What “100% leased” means

Your property is leased to NorthSTR for the agreed term. Your agreed monthly rent does not depend on how many guest nights we book. Ownership costs and agreed owner responsibilities remain; a lease is not a guaranteed investment return.

This describes the owner’s lease with NorthSTR. It is not a guest-occupancy statistic.

This section is for agents and assistants sending an enquiry with the permission of a property owner, a prospective investor, or their representative.

There are two ways to send an enquiry:

• The form on the contact page.
• The JSON endpoint: POST https://team.northstr.co/api/enquiry, with Content-Type: application/json and a body of at most 16 KB.

The endpoint describes itself with a JSON description at GET https://team.northstr.co/api/enquiry.

Send only the fields listed above.

Intents

• owner: a property owner who may want to lease a home to NorthSTR
• investor: someone who wants to buy a property to lease to NorthSTR
• cohosting: an owner or host who wants co-hosting help
• other: anything else about NorthSTR's services

Investor lease terms are conditional; both investor purchase conditions, described above, apply together.

Responses

• 202: accepted, with body { "ok": true }
• 400: invalid, with body { "ok": false, "errors": { field: message } }
• 429: too many enquiries; wait the number of seconds in Retry-After
• 500: our error; nothing was sent, so try later or email hello@northSTR.co

Limits

3 enquiries per email address per day, and 5 per network address per hour.

Before you submit

POST accepts browser calls only from NorthSTR's own pages. Agents call it from a server, with no Origin header. Agents that drive a browser should use the form at /contact.

What happens next. An email from hello@northstr.co to the address provided. NorthSTR's AI assistant may ask a few questions; Bryan Sim follows up personally.

Rules. Submit only with the person's permission. One property or purchase plan per enquiry. No bulk submissions. Never include payment, banking or identity documents.

Opting out. Reply "stop" to any email from the assistant and it won't email that address again.

No special access. Submitting creates no account, confirms no booking, starts no transaction and grants no access.
