The corporate lease arrangement

  • 3-year corporate lease

    NorthSTR is your corporate tenant.

  • Agreed monthly rent

Rent agreed for the lease term.

  • Guest operations handled

We handle bookings and guest care.

NorthSTR is your tenant, not just your property manager.

NorthSTR leases suitable properties directly from owners. Our core owner offer is a three-year corporate lease with agreed monthly rent, permitted use and responsibilities set out for your property. NorthSTR handles the agreed guest operations. You remain the owner and landlord. Your agreed monthly rent does not depend on the number of guest nights booked.

Property fit, permitted use and lease responsibilities need to be agreed. A lease does not guarantee the profitability or value of your investment.

How the corporate lease works.

  1. Discuss your property.

Start with the general location, type of property, current use and your timing.

  2. Assess suitability and agree the lease.

Discuss rent, term, permitted use, preparation, care and responsibilities for that property.

  3. NorthSTR handles the agreed guest operation.

We manage bookings, guest communication and day-to-day hosting under the lease.

NorthSTR handles bookings, guest communication, cleaning coordination and the day-to-day hosting agreed in the lease.

The property arrangement

You retain ownership costs and the responsibilities specified in the agreement. Discuss furnishing and preparation costs, maintenance, repair authorization, reporting and any property-specific restrictions before the arrangement begins.

Is your property a fit?

Suitability depends on the property and our ability to operate and service it. We discuss location, permitted use, layout, condition, access, utilities, furnishing needs and the proposed rent and responsibilities. Every property needs its own assessment.

Areas where we consider properties.

We consider suitable properties in Ottawa-area cottage country, the Rideau and Lanark corridor, Kingston and Frontenac, and selected Kawartha locations. Tell us the location and we will discuss whether it fits our plans.

A few helpful answers

Questions from property owners.

Who will rent my property?

NorthSTR is your corporate tenant under the lease. You remain the owner and landlord. NorthSTR operates the guest stays permitted by the agreement and pays the agreed rent.

How long is the owner lease?

Our core offer for suitable properties already owned is a three-year corporate lease. Rent, permitted use, responsibilities and the specific term are agreed for your property.

Does my rent depend on guest bookings?

Under the corporate lease, your agreed monthly rent is not based on the number of guest nights NorthSTR books. That is different from co-hosting, where the owner's rental income depends on performance. A lease does not guarantee the profitability or value of your investment.

Does the property need to be furnished?

Tell us what is already in place. Furnishing and preparation, including who pays, are agreed for each property and arrangement.

Who handles cleaning and repairs?

NorthSTR coordinates guest cleaning and day-to-day hosting under the agreement. Routine care, repairs, authorization and owner responsibilities are set out before we begin. Ownership costs remain part of the arrangement.

Do you also offer co-hosting?

Selective co-hosting is available case by case. It is a separate service arrangement, not the corporate-lease rent offer. Rental income depends on performance; services, fees, costs and responsibilities are agreed separately.

Where do you consider properties?

We consider suitable properties in Ottawa-area cottage country, the Rideau and Lanark corridor, Kingston and Frontenac, and selected Kawartha locations. Tell us the location and we will discuss whether it fits our plans.

What happens after I send an enquiry?

You'll get an email from hello@northSTR.co. NorthSTR's AI assistant may ask a few questions so our team has what it needs, then Bryan Sim follows up personally. The assistant can explain our offers, but it can't approve a property or agree terms; those are always handled by a person.

Tell us about your property.

Start with the general location, property type and timing. We will discuss suitability, the proposed rent and the responsibilities to agree.
